No matter which level of service you choose
(see below) once you have chosen the right model
for your needs the following steps will be common
to every project:

STEP 1: aquire land
Remember that availability of municipal services
such as water, gas, electric and sewer will determine
the final cost of site development.

STEP 2: Site
the house
Once you have acquired the land, OOTB will
help you place the house on the land in order
to take maximum
advantage of environmental factors, including
solar orientation, views, auto and pedestrian
access, proximity
to wells and utilities, and more. Proper sighting
will optimize both your pleasure in living
there, and the performance of the green building
systems.

STEP 3: Make final material
selections and build foundation
Once you have made your final choices on the
details of the design (e.g. material finishes,
size of closets,
etc), you will be ready to prepare your site
and build the foundation on which your Modern
Farmhouse
will sit. Each Modern Farmhouse comes with
detailed foundation drawings and specifications,
allowing
you to either build it yourself, bid the
job out to local contractors of your choice,
or
invite OOTB
to do it. As for utilities, the mechanical
systems your home will depend upon (incl.
heating and
air-conditioning units, water heaters and
appliances) are mostly contained
in the above-ground portion of the structure.
On-site work will be limited to stubbing
fuel, water, electric and sewer lines through the
foundation to the designated point at which
they will connect
vertically to the farmhouses ready-made systems.

STEP
4: Place the house on the foundation
Upon the completion of your foundation
and utility work, OOTB will come to the
site
to verify the as-built
dimensions. Your home will then be built,
delivered to your site, hoisted into
place and secured
to your foundation. This process normally
takes about two
weeks.

STEP 5: Utility hook-ups,
trim and finish details
In the final step, the mechanical systems of your
farmhouse will be connected and tested,
and porches,
siding, exterior and interior trim
details will be installed.
